West Ealing

The scheme will be developed and managed by the John Lewis Partnership. The John Lewis Partnership (JLP) is best known for running two of Britain’s most trusted retail brands, John Lewis and Waitrose. But alongside its retail business, JLP is also unlocking the potential of its property portfolio to help tackle the UK’s housing crisis. By repurposing underused sites such as supermarket car parks, the Partnership is creating thousands of high-quality rental homes, while also reinvesting in its core retail business and the communities it serves.

West Ealing is a prime example. Sitting next to the Elizabeth Line, in the heart of a major town centre, the existing Waitrose store and surface-level car park represented an underutilised piece of land. JLP saw the chance to replace this with a modern Waitrose, a new civic square, and hundreds of much-needed homes. In May 2025, planning permission was granted for 428 new rental homes, with at least 83 offered as affordable.

West Ealing

These homes are purpose-built for rent and will be owned and managed by the John Lewis Partnership itself. That means residents will deal directly with a household name they already know and trust. Just as customers expect quality and service in John Lewis and Waitrose, the same ethos will underpin these new homes. Rents will be transparent, no service charges will be levied and every home - whether market rent or affordable - will be finished and furnished to the same high standards.

From the outset, JLP has worked closely with the London Borough of Ealing, the Greater London Authority and local stakeholders. The scheme evolved through design review and community consultation, with the aim of delivering a new Waitrose store, rental homes and as much affordable housing as viably possible, alongside wider public benefits.
